CX Modena | Crocetta is the new Campus & Hotel project developed as part of the regeneration of the former Fonderie Corni area in Modena, an urban renewal initiative that integrates student housing, short-stay hospitality, and shared services.
The complex spans two buildings of 7 and 6 floors above ground respectively, with a gross floor area of approximately 12,400 m², and houses 313 rooms for a total of 366 beds, including 34 hotel rooms and 66 beds dedicated to short-term hospitality.
The new student accommodation was designed and built in accordance with NZEB (Nearly Zero Energy Building) criteria, featuring high levels of energy efficiency, the integration of photovoltaic and solar systems, and the achievement of LEED Silver certification. The facility also includes common areas, study spaces, a shared kitchen, a gym, a cafeteria, a laundry room, and areas dedicated to socialization.
For this project, StercheleGroup supplied 288 prefabricated bathroom pods, manufactured for both the long-stay student housing units and the short-stay hotel hospitality rooms, with solutions tailored to the different functional requirements of the facility.
The bathroom pods were produced off-site, complete with finishes and systems, making it possible to optimize construction site activities, reduce on-site work, and ensure consistent quality and execution precision.
The supply contributed to the management of construction timelines, simplifying the coordination of works and ensuring high standards of reliability, durability, and functionality, in line with the demands of a facility intended for intensive use.
