In Mestre, the area of via Ca’ Marcello, right in front of the train station, is undergoing a major urban transformation thanks to a redevelopment project funded by the Austrian group MTK, aimed at revitalizing a degraded area and responding to the growing number of tourists in the Venice area.
“A redevelopment plan,” explained Councillor De Martin, “linked to traffic and local infrastructure… a major opportunity not only environmentally, urbanistically, and architecturally, but also to enhance an area that had been long abandoned.”
The project, designed by architect Luciano Parenti, consists of 4 hotels of different categories, managed by 4 international hotel chains, totaling 745 rooms and 1,900 beds, along with 700 sqm of commercial spaces.

Infrastructure and Public Areas
The Municipality of Mestre will receive, as a public standard, a multi-story car park with 266 car spaces, 80 motorcycle spots, and 11 bus bays. Private developers will build a second private parking lot with 253 car spaces, 16 motorcycle spots, and 66 bicycle spots.
The project also includes 6,000 sqm of pedestrian areas, green spaces, and a public square, with direct access to the first platform of Mestre Station. All external areas will be public, with maintenance and video surveillance handled by the private developers.
The total municipal investment amounts to €10 million, including €6.5 million in direct and indirect fees, €1 million in monetization, and €2 million in construction costs. The overall construction site involves €70 million in investment and is expected to create approximately 1,000 jobs in the hospitality sector. The construction will last two years, with the opening scheduled for April 2019.

StercheleGroup designed and supplied the Bathroom Pods for all 4 hotels, adapting styles and technical solutions to the different brands under the direction of Arch. Parenti.
In total, 740 prefabricated bathrooms were delivered, divided into 19 different types, managed with high production flexibility and extremely fast timelines.
The use of off-site prefabricated bathroom pods allowed for the industrialization of the construction process while fully respecting the required quality standards, minimizing on-site issues.
